One price per bedroom count, no VAT to add. £30 deposit when you book, the rest after the visit.

- Deposit
- £30 when you book. The £30 deposit comes off your price. The balance is due after the visit and before the certificate is lodged on the register.
- Cancellation
- Cancel with at least 24 hours' notice and the deposit is refunded in full. Less notice than that, or no access on the day, and the £30 deposit covers the wasted visit.
- Travel
- Outside our standard areas we add a travel charge based on distance. We quote it before you book, never after.
- Several properties
- Landlords and agents with several properties: message us for a price.
- Ways to pay
- Card online: the deposit now, the balance by a payment link after the visit
- Cash on the day, if agreed when you book
- Invoice, for agents and landlords with an account
Six or more bedrooms, or something unusual
Large houses, homes split into flats, annexes, listed buildings and properties with more than one heating system are priced individually. Tell us about it and we will come back with a fixed price within one working day. Nothing is payable until you accept it.

How much does an EPC cost?
The price depends on the number of bedrooms. The current price list is on our Prices page, and the booking form shows your exact price before you confirm anything. Six or more bedrooms, or an unusual layout, and we quote individually.
There is no VAT to add. You pay a £30 deposit when you book and the balance after the visit, before the certificate is lodged.
